Works Scope

This 25,000 sq.ft scheme involved the design and build of 13 industrial units.

The project comprised of the remediation of the old coalfield site, excavating three metres below ground and re-engineering the ground makeup including locating and capping a mineshaft.
The works included foundations and drainage, new building shells, car parking, a new entrance road and internal office fit-outs.

The buildings are of mono-pitched steel frame construction, with a mixture of full height factory finished steel cladding, using a mix of micro-rib and trapezoidal profiles.

The project was part-funded by the Sheffield City Region Jessica Fund and achieved a BREEAM ‘very good’ rating.

Key Project Challenges

The main challenge associated with the development was the remediation works with many of the heavily-reinforced foundations and slabs still in-situ and needing removal.

  • Optimising building levels.
  • Minimising off-site traffic.

How we successfully delivered the project

We successfully delivered this project through collaborative planning and de-risking. We provided a ground engineering solution through collaboration with a specialist subcontractor.

An enabling earthworks package was procured which removed, sorted and crushed the various obstructions followed by an engineering fill operation to form the necessary development platform.

We were also able to deliver a cost saving to our client.
