Works Scope

Britcon was awarded the design and build contract for this project from our existing client. The works comprised of the construction of 36,250sq.ft of modern warehouse/industrial units of varying size from 1,250sq.ft-3,000sq.ft within in a combination of four standalone blocks in a secure gated and fenced area on a four-acre Greenfield site.

Britcon’s design team developed the project from the client's ERs to form the design, which included: Mono-pitched Steel Portal frame construction with a mixture of full height factory finished steel cladding using a mix of micro rib & trapezoidal profiled cladding and Solar reflective glazing to the double-glazed windows and entrance doors.

The floor space and internal accommodation is accessed from an electrically-operated insulated roller shutter with accommodation comprising of a small kitchenette with localised heating and toilet arrangements to DDA regulations. External areas comprised of shared forecourts, service yards and designated parking, with the addition of electric-car charging points from a tarmac-finished access road.

Key Project Challenges

  • COVID-19 procurement and resource issues.
  • Engagement of local resource and suppliers.
  • Reducing carbon and energy costs by selection of key products within the build design.

How we successfully delivered the project

Early engagement of the design team and regular communication with the client regarding the design, ensured ERs and specification compliance were met at handover.

  • H&S standards and arrangements contributed to the overall smooth running of the project.
  • COVID-19 provisions and arrangements were disseminated site wide to ensure there was no impact on operations and the programme.
  • Early engagement with the design team helped maximise BREEAM credits to achieve the targeted ‘Very Good’ rating.
  • Ecology and sustainable considerations were incorporated through the build process.

Added value and social impact

  • Local employment & supply chain usage.
  • Creation of local work opportunities.
  • Installation of LEDs to reduce carbon impact.
  • Levels re-designed to ensure material retained onsite and minimal material export required.
  • Ecology considerations and implementation measures used.
