The project in brief is a single storey cavity wall masonry construction with a tradition truss roof with a ground sourced heating system and adjoining car park leading to the building.

The key sustainability issues focused upon the heating scheme. The heating of the building is through an under floor heating system where the heat source predominately fed underground pipe work, which uses the natural heat source from the ground.

All accessibility issues were considered during the development of the scheme. The main road was designed and constructed with the Disability Discrimination Act 1995 and Designing for Accessibility 2004 Ed of the Approved Document for Part M and BS 8300:2001 in mind. Part M of the Approved Document stipulates that new buildings should provide reasonable accessibility to all areas for the disabled.

The development of the car park included disable spaces for 3 vehicles and spaces for 3 minibuses. Ramps are provided to every doorway at a gradient of 1:20

The facilities will be used by the twelve teams at Dale Park Youth FC as well as other local adult football teams. It is hoped that other sports clubs will use the clubhouse as their base. The building will also be used by community groups such as the Guides and Brownies and the Winterton Lions Club.
